Ngắm nhà 6 triệu đô của Từ Hy Viên { Ngôi Nhà tôi thấy đẹp }
Kết hôn với chàng đại gia trẻ người đại lục hồi tháng 3, Đại S chọn Bắc Kinh là nơi đặt "tổ ấm".
Tọa lạc ở thủ đô Trung Quốc, ngôi nhà của vợ chồng Từ Hy Viên được định giá tới 40 triệu NDT (khoảng 6,2 triệu USD). Đây không phải là một con số quá lớn bởi lẽ trong khi người đẹp luôn là sao nữ kiếm tiền giỏi nhất Đài Loan thì Uông Tiểu Phi - chồng cô - cũng là một trong những doanh nhân trẻ thành đạt ở đại lục.
Kết hôn ở tuổi 35 nên ngay sau đám cưới, Đại S đã tuyên bố tạm ngưng sự nghiệp để dành thời gian cho gia đình và mong sớm có con. Tháng 8 tới, bộ phim cuối cùng của Từ Hy Viên có tên Đại vũ sinh (My Kingdom) sẽ chính thức ra mắt.

[CĐBDS] -Chết vì… "đua đòi" lướt sóng bất động sản
Khi thị trường bất động sản vẫn trong thời kỳ “vàng son”, các nhà đầu tư, khách hàng phải xếp hàng để bốc thăm mua căn hộ. Nhưng khi thị trường lao dốc, người ta lại chạy đua bán tháo căn hộ bằng giá gốc, thậm chí lỗ vốn, nhưng vẫn không ai mua.
Trong khi các nhà đầu tư chuyên nghiệp “hạ cánh” an toàn, thì những nhà đầu tư “lướt sóng” theo phong trào bị “mắc kẹt” tại những căn hộ hàng tỷ đồng.Chạy đua bán tháo
Thời gian gần đây đang xuất hiện làn sóng các nhà đầu tư chạy đua bán tháo căn hộ, đặc biệt là căn hộ cao cấp, với mong muốn thu hồi vốn và cắt lỗ. Song điều oái oăm đang diễn ra trên thị trường bất động sản hiện nay là giá càng giảm thì người mua lại càng… dửng dưng. Đầu năm 2008, khi thị trường vẫn còn “nóng”, nhiều nhà đầu tư ôm tiền đi mua căn hộ tại cao ốc Sapphire 1 của dự án Saigon Pearl (quận Bình Thạnh, TP HCM), với giá lên đến 3.200 USD một m2. Nếu quy ra tỷ giá lúc đó khoảng 16.000 đồng một USD, thì trị giá mỗi m2 tại đây đến hơn 51 triệu đồng.

Trước việc thị trường bất động sản đóng băng kéo dài, cộng với lạm phát, chủ đầu tư đã “xuống nước” giảm giá bán xuống còn 2.600 USD một m2, nhưng hầu như ai cũng muốn thanh lý hợp đồng để “cắt lỗ”. Đa số khách hàng mua căn hộ tại dự án này đều là giới đầu tư không chuyên, nên khi thị trường trầm lắng đã không kịp rút chân và đến nay đã lâm vào cảnh “chết chìm”. “Tôi đang rao bán căn hộ với giá chỉ 2.100 USD, rẻ hơn 400 USD một m2 so với giá gốc, nhưng chỉ có một vài người hỏi xong rồi “lặn” mất vì họ chê đắt”, chị Hà, một nhà đầu tư, than vãn.
Theo tính toán của những người mua căn hộ Sapphire 1, hiện mỗi m2 tại đây họ lỗ khoảng 400 USD. Như vậy, với một căn hộ rộng 100 m2 thì lỗ… 40.000 USD. Còn những người tiếp tục “ôm” căn hộ tại dự án này đang “ốm đòn” bởi lãi suất ngân hàng quá cao, trong khi đó tỷ giá cũng đã hơn 20.000 đồng một USD. “Nếu tính thêm về trượt giá thì chúng tôi đã lỗ rất nặng. Trong khi đó, chủ đầu tư yêu cầu người mua thanh toán hợp đồng bằng USD, chứ khứ không phải bằng VND”, anh Thanh cho biết. Do lỗ nhiều quá nên nhiều nhà đầu tư quay lại “tố” chủ đầu tư về việc bán căn hộ bằng giá USD là vi phạm quy định của Nhà nước.
Chủ đầu tư cũng… te tua
Bi kịch không chỉ rơi vào các nhà đầu tư, mà ngay cả chủ đầu tư lỡ chạy theo phân khúc căn hộ cao cấp cũng lâm vào cảnh “sống dở, chết dở” khi nhà xây rồi bán không được. Điển hình như tại dự án The EveRich II (Q.7) do Công ty cổ phần Phát triển BĐS Phát Đạt đầu tư, mặc dù dự án đã tung ra chào bán năm 2010, nhưng tổng giá trị hàng tồn kho lên đến hơn 1.900 tỷ đồng và trong 3 tháng đầu năm 2011, công ty này chưa có doanh thu từ việc bán dự án này.
Để bán được hàng, Phát Đạt đưa ra chương trình “Tích lũy cho cuộc sống sung túc”. Theo đó, khi mua căn hộ The EverRich II (có giá từ 34 - 37 triệu đồng/m2), khách hàng sẽ được thanh toán thành 48 đợt trong 4 năm, mỗi tháng đóng khoảng 40 triệu đồng. Trong khi đó, dự án này có 3.125 căn hộ với diện tích từ 107 - 155m2 và các căn Penthouse đến 256m2.
Hay dự án Sunrise City (quận 7), chủ đầu tư cho khách hàng ở thử trước khi mua. Ngoài việc ở thử không mất tiền, nếu không mua nhà, khách hàng còn được công ty hoàn tiền đặt cọc cộng với lãi suất. Nhưng với giá bán lên đến 35 - 52 triệu đồng một m2, nên rất ít khách hàng quan tâm. Công ty CP Hoàng Anh Gia Lai khá tiếng tăm trong làng bất động sản nhưng hiện nay cũng đang gặp nhiều khó khăn khi một lượng lớn căn hộ trị giá đến hơn 3.000 tỷ đồng không bán được. Trong khi đó, hàng loạt dự án của Công ty cổ phần Đầu tư xây dựng Bình Chánh như chung cư Nhất Lan, Tân Tạo, khu căn hộ An Lạc – Plaza… ít được khách hàng quan tâm bởi giá đắt và vị trí quá xa trung tâm thành phố.
Theo ông Richard Leech, Giám đốc điều hành CBRE Việt Nam, mặc dù sử dụng rất nhiều “chiêu” để bán hàng, nhưng tính thanh khoản của căn hộ cao cấp khá chậm khi giới đầu tư không còn mặn mà. Các chuyên gia cho rằng, trong lúc tình hình kinh tế khó khăn, lãi suất tăng cao… không ai dại gì bỏ hàng trăm ngàn USD để mua căn hộ cao cấp.

Tai nạn thảm khóc tàu lửa cao tốc của Trung Quốc - 1 lý do nữa để Việt Nam chưa làm tàu cao tốc
Tính đến sáng nay 24-7, số người thiệt mạng trong tai nạn tàu cao tốc tại Triết Giang, Trung Quốc đã lên đến 35 người và 210 người bị thương. Con số thương vong có lẽ còn tăng cao.

Vụ tai nạn đã xảy ra vào tối 23-7 giờ Việt Nam. Nguyên nhân là tàu cao tốc số hiệu D3115 này chạy hướng Hàng Châu - Phúc Châu đã bị sét đánh làm mất tay lái rồi bị tàu cao tốc số hiệu D301 chạy hướng Bắc Kinh - Phúc Châu đâm vào.
Theo đài phát thanh Triết Giang, Pan Yiheng, người lái tàu D301 đã chết ngay tại chỗ vì bị thắng tay đâm vào ngực. Hành động cuối cùng của Pan Yiheng là kéo thắng khẩn cấp để tránh đâm vào tàu cao tốc D3115 nhưng đã không thành công.
Vụ tai nạn khiến tàu cao tốc D3115 bị trật đường ray, trong đó hai toa đã bị văng ra khỏi cầu. Bốn toa của tàu D301 cũng bị trật đường ray. Chen Yujie, người dẫn chương trình phát thanh giao thông Triết Giang, mô tả tại hiện trường: "Một toa tàu bốc khói như một ống khói còn một toa khác bị gãy làm đôi".

Một hành khách họ Châu đang nằm tại bệnh viện ở thành phố Văn Châu cho biết bà cùng gia đình đã có mặt trên toa số 11 của tàu D3115. Bà kể lại: "Vào khoảng 8 giờ tối, tàu đã dừng ở ga Yongjia đến 25 phút thay vì 1 phút như kế hoạch. Sau khi nó vừa lăn bánh tôi nghe tiếng động lớn như một trận động đất. Tôi ngay lập tức ôm đứa con 5 tuổi vào lòng".
Một hành khách 40 tuổi của tàu D3115 cho biết ông ở toa thứ 16, gồm khoảng 60 người. Ông kể lại: "Chúng tôi đã bị kẹt trong toa khoảng hơn 1 giờ trước khi 5 người có thể phá cửa sổ và bò ra ngoài".

Hôm qua, tàu cao tốc số hiệu D3212 chạy về thành phố Hàng Châu cũng đã phải ngừng lại do sét vào khoảng 8 giờ tối. May mắn không ai bị thương trong chuyến tàu này.
Các tàu cao tốc mang số hiệu D là thế hệ tàu đầu tiên của Trung Quốc với tốc độ trung bình 100km/h.
Thời gian qua Trung Quốc đã bỏ ra rất nhiều tiền để xây dựng mạng lưới tàu cao tốc đắt tiền. Hồi đầu tháng này, nước này đã khánh thành tuyến tàu Bắc Kinh - Thượng Hải chạy với vận tốc 300km/g và hoàn thành chặng đường dưới 5 tiếng với tổng kinh phí đầu tư là 33 tỷ USD.
Trung Quốc rất muốn nhân rộng mô hình này nhưng chưa khả thi vì giá quá cao.

Sống và làm việc ở VN được hai năm, tôi vẫn chưa thể trả lời được câu hỏi trên từ đứa con 7 tuổi của mình.
Khi mới được điều chuyển qua VN công tác, tôi rất háo hức vì mình sẽ có cuộc sống “đế vương” tại đây bởi tôi nghe nói mức sống ở VN khá thấp. Nhiều bạn bè của tôi còn tay bắt mặt mừng, giọng nửa đùa nửa thật: “Sướng nhé. Làm ở VN mà lãnh lương nước ngoài thì tha hồ để dành tiền mua sắm nhà, đất”.
Cả đám chúng tôi đâu biết mình đã “bé cái lầm”!
Những ngày đầu sống tại đây, tôi từng trố mắt không ít lần khi thấy nhiều chiếc xe hơi đắt tiền vi vu ngược xuôi khắp phố phường VN. Nhiều chiếc trong số đó trị giá cả trăm ngàn USD, một con số không hề nhỏ ngay đối với những cá nhân thành đạt trong xã hội phương Tây như chúng tôi. Điều đáng nói hơn cả là rất nhiều người ngồi sau vôlăng có gương mặt non choẹt. Cái cách họ tiêu tiền cũng khiến tôi và bạn bè phương Tây nhiều lần phải kinh ngạc khi chứng kiến.
Tôi từng thấy cảnh một nhóm bạn trẻ (chỉ trạc 20 tuổi) thản nhiên rút tờ 500.000 đồng để “boa” cho người giữ xe ở một quán bia Đức. Người bạn Việt đi cùng tôi nói: “Anh bảo vệ vừa khen xe của họ nhìn thật sành điệu. Câu nói đó khiến họ cảm thấy vui nên quyết định “boa” là vậy”. Lời giải thích của anh bạn người Việt khiến tôi choáng váng. Cá nhân tôi cũng vài lần gặp những câu chuyện tương tự, nhất là ở những tụ điểm thiên về ăn chơi, giải trí...
Những mặt hàng điện tử đắt tiền như iPad, iPhone... cũng được tiêu thụ với tốc độ chóng mặt ở VN dẫu thu nhập trung bình của người dân nơi đây khá thấp. Trong cơ quan tôi, hầu hết nhân viên người Việt đều sở hữu một trong những sản phẩm công nghệ trên, dẫu nhiều người trong số họ hoàn toàn chỉ dùng những chức năng rất căn bản của máy. Lẽ dĩ nhiên tôi rất ủng hộ việc mọi người ứng dụng công nghệ mới phục vụ cuộc sống của mình, tuy nhiên chúng ta cần xác định thật rõ đâu là thứ bản thân thật sự cần để tránh sự lãng phí không cần thiết.
Nói họ giàu là vậy, nhưng tôi từng nhiều lần chứng kiến những cá nhân trên tải nhạc miễn phí trên mạng thay vì đi mua đĩa, họ cũng thờ ơ với những hoạt động tình nguyện cần sự hỗ trợ về mặt vật chất lẫn tinh thần. Có lần công ty chúng tôi quyết định kêu gọi mọi người đóng góp tiền đi xây nhà tình thương cho một số hộ nghèo ở ngoại thành. Nhất trí 100% nhưng khi đóng góp thật sự thì con số trên chỉ còn lại khoảng 40%. Lẽ dĩ nhiên chẳng ai muốn làm to chuyện nên mọi việc vẫn tiến triển như dự kiến.
Tuy vậy, tôi biết đâu đó trong suy nghĩ của mình đã có một khoảng không hụt hẫng thật sự...

ẩn cửa sổ chương trình đang chạy
Muốn ẩn cửa sổ và biểu tượng chương trình đang chạy trong thanh Taskbar, bạn có thể sử dụng phần mềm miễn phí tên OneClick Hide Window (tải tại địa chỉ http://www.nbisoft.com/). Chương trình này có khả năng giấu bất kỳ chương trình đang chạy, không cho hiển thị cửa sổ trên desktop và biểu tượng trong taskbar hay giấu thanh taskbar và giấu tất cả biểu tượng trên desktop chỉ với 1 cú click chuột. Khi cần cho chúng hiển thị trở lại thì cũng chỉ cần 1 cú click chuột như thế. Kinh nghiệm cài XP OS trên laptop đời mới của HP
For consumer notebooks, HP does not support XP anymore and no drivers for XP are posted in their ftp site.
This guide is a general guide to XP downgrade for all HP/Compaq consumers notebook, with NO affiliation what so ever with HP.
It is intended to help HP notebook owners. The resources are collected from XP downgraders in HP forum.
The guide will be divided into 3 categories, Easy, Moderate and Difficult Models, please check you own model before downloading the drivers.
Be sure to use your complete Model # (section 1) or P/N (section 2) from Service Tag when checking your specs to determine correct drivers, here.

3. Difficult Models
For NEW notebook consumer models e.i. Presario, Pavilion, and HDX models are difficult to downgrade. It is possible task but needs many efforts.
Difficult models are CQ40, CQ35, CQ45, CQ61 Presario models, dv2, dv3, dv4, dv5, dv6, dv7 Pavilion models and all HDX models

Precautions to Take Before BIOS UPDATE
Our recommendation is stay with Vista or Windows 7; however, if you think XP is a must, hopefully this guide will prove helpful.
SATA DRIVERS
You may use external floppy drive and use the option of F6 during windows XP installation, however if you don’t have it, use Nlite.

Go to Device Manager under System Devices to see if MS UAA installed properly.

Right click it and Update Driver,
No to Connect, No to Search and last Install Automatically.

This guide is a general guide to XP downgrade for all HP/Compaq consumers notebook, with NO affiliation what so ever with HP.
It is intended to help HP notebook owners. The resources are collected from XP downgraders in HP forum.
The guide will be divided into 3 categories, Easy, Moderate and Difficult Models, please check you own model before downloading the drivers.
Be sure to use your complete Model # (section 1) or P/N (section 2) from Service Tag when checking your specs to determine correct drivers, here.
If you require more help, start a new thread in laptop forum, using full model # and P/N from Service Tag,along with drivers you have tried that work/didn't work and any features that are not functioning.
Things you should know
- HP does NOT support XP for consumer notebooks, so if you have any difficulties regarding XP, do not expect HP will help you.
- HP may demand you to install back VISTA if you have hardware problem to troubleshoot it.
An option to consider-put your original Vista hdd away and install new one for XP. - Some of the notebook features may not work in XP due to uncertified licenses pointed in this guide.
- Microsoft has released three (3) Service Packs for XP, use only SP2 for the first trial. Why? Since many of XP drivers are released based on XP-SP2.
- Always make Vista Recovery cd/dvd before downgrade to XP. see it here
- You have a folder with drivers & programs that may prove very helpful after XP downgrade.

- Use the option of disable native SATA in BIOS setting for Intel machine, AMD machine does not have this requirement.

Some notes:
- If your model uses Intel 4 Series Chipset, MS-UAA must be installed before Intel video graphic driver. Intel bundled HDMI driver in Video graphic driver
- New Nvidia drivers (185.85) also require MS-UAA for HDMI driver
- A reboot is required before installing Audio and Modem drivers.
- If you are using XP-SP3 (not recommended for the first trial), try using kb835221 (older version of MS-UAA) or use the registry trick.
AUDIO DRIVERS
Conexant High-Definition SmartAudio 221 Driver (C700 series, Vx5xx and dvx5xx and ABOVE models)
Driver modded by silver here
Unzip to a folder..use Device Manager,right click "Audio Device on HD",choose Update driver,
No to connect, Install from a list or specific location,
Select Don't Search, I will choose the driver to install,
For the Hardware Type select 'Show All Devices'
Remove the check from "Show Compatible Hardware" and click on "Have Disk".
Next...browse to the unzipped folder and choose the "WiSVHe5.inf".
Ignore XP when it complains, Reboot.

3. Difficult Models
For NEW notebook consumer models e.i. Presario, Pavilion, and HDX models are difficult to downgrade. It is possible task but needs many efforts.
Difficult models are CQ40, CQ35, CQ45, CQ61 Presario models, dv2, dv3, dv4, dv5, dv6, dv7 Pavilion models and all HDX models
Some information from XP downgraders
- For Intel platform, some of XP downgraders have to utilize devcon utility to restart MS-UAA automatically, XP-SP3 may solve this issue.
- HP Quick Launch Buttons software do not install proper keyboard layout that lead some Fn feature malfunctions, i.e (brightness control) a BIOS update may solve this problem, read extra caution below and update only while still running original OS..before downgrading to XP.
- HP has released XP ENE CIR driver, download below.
- IDT sound chip, “old” Vista driver can be used however, needs some tricks to make it work properly, using audio driver from C:\swsetup is reported solve this issue
- HD and Blue Ray features may not run properly in XP.
Precautions to Take Before BIOS UPDATE
- Connect the notebook to the AC power supply, exit all other programs, and allow the computer to restart after applying the updated BIOS.
- Do not turn off the computer while the BIOS is updating. Attempting to cancel this update operation will cause damage to the BIOS and will require that the computer be repaired at an HP authorized facility.
